Get Your Home Ready for the Market

Perform DIY Tasks

When prospective buyers come to view your home, its general condition can make a big difference to their decision to buy or not. Impressions count, and if your prospective buyers notice that certain areas of the home needs work it can be off-putting. Remember they have other properties to see.

If you’re on a budget and can’t afford an overhaul or renovation to increase the market price, you can put your DIY skills to use and fix up the living room, bedrooms, and kitchen. These are the main spaces buyers will consider so it’s worth spending more time on these.

Fix Major Issues

One significant factor when attempting to sell your home is the condition of the property’s structure. Buyer’s will have a valuation carried out and if they discover any major problems with the foundations or the roof it can cause a significant reduction in price. It might even affect the decisions to buy.

Although it might seem expensive and counterintuitive to pay for major repair work when you’re leaving the property, it can make a big difference to the price you receive and the possibility of selling. You can take out special loans that are designed for this kind of work or look into snag management for new builds.

Showhome Your Property

When someone goes to view a home they want to imagine themselves living there. When they look around the rooms they are mentally imagining where their own items will go and what they will do with the place. This is harder to do is the home still looks and feels like someone else’s.

You can encourage those buyers to feel at home by minimising your own personality in the home. Paint the walls white and declutter so that everything looks as near to a showhome as possible. When you do this you increase the chances of selling your property.

Consider its Curb Appeal

Your home’s curb appeal is actually more significant that you might think. First impressions count and you have to decide what kind of impression you want to make on potential buyers. One option is to stand out on the street, the other is to blend in.

If you decide to stand out you will want to paint your door a bright color and put plenty of hanging baskets at the door. Remember that if you stand out you have to deliver. Some people prefer to blend in with the street. This is also appealing to many new buyers.

Make it Green

The world is changing and people want more green infrastructure in the home they buy. This means solar panels, eco-friendly boilers, and excellent insulation. A little bit of investment in these areas can make a big difference to the price you receive for your home, it can also help to sell it as a USP.

Insulate your home effectively by investing in cavity wall insulation or by hanging heavy curtains. Both options should help you sell your property. If you decide to invest in solar panels or a new boiler make sure to calculate correctly and include the cost in the asking price.
